Questions to Ask Before Buying a Commercial Property

Ask about the roof, systems, leases, permits, and deferred maintenance before your due diligence period ends.

By Antoine Thompson · President and Commercial Inspector

Building condition

  • How old is the roof, and is there a warranty?
  • When were HVAC units last replaced or serviced?
  • Have there been leaks, flooding, or foundation repairs?
  • Are there open permits or code violations?

Operations and tenants

  • Who is responsible for repairs under each lease?
  • What capital improvements were made in the last five years?
  • Are service contracts transferable?

Due diligence timing

  • How many days is the due diligence period?
  • Which specialists, such as engineers or environmental consultants, do I need?
  • When must the inspection report be in hand?

Scope note: Our inspections are visual, non-invasive assessments of readily accessible systems and components. They do not replace the advice of licensed engineers, attorneys, environmental consultants, or other specialists where needed.
