Commercial Property Inspection FAQ

Direct answers to the questions we hear most about pricing, timing, scope, reports, and scheduling.

Last updated:

How much does a commercial property inspection cost in Atlanta?

Pricing depends on building size, property type, number of units or tenant spaces, age, and scope. We provide a written quote after you share the property details. Request a quote online or call (478) 778-8697.

What factors affect the price of a commercial inspection?

Square footage, number of buildings and units, roof access, the systems included, travel distance, and your deadline. Rush scheduling may affect pricing.

How long does a commercial inspection take on site?

Most small to mid-size commercial properties take a half day to a full day on site. Larger or multi-building properties take longer. We confirm timing in your quote.

How long does a multifamily inspection take?

A small multifamily property such as a fourplex often takes three to five hours. Larger buildings depend on how many units are inspected.

When will I receive my report?

We confirm a delivery date with your quote and plan it around your due diligence deadline. Tell us your deadline when you request a quote. The report is released after the final payment.

How does payment work?

A 50% deposit is due at scheduling, and the balance is due for report release. Terms are confirmed in your proposal and inspection agreement.

What does a commercial inspection cover?

A visual review of the site, exterior, roof, visible structure, interior common and sampled areas, and mechanical, electrical, and plumbing systems that are readily accessible.

What does a commercial inspection not cover?

It is non-invasive, so we do not open walls, perform destructive testing, or provide engineering, code compliance, environmental, or legal opinions. We refer you to specialists when we see a need.

Do I need to be present for the inspection?

It is not required, but we recommend attending the end of the inspection or joining the follow-up call to review findings.

How far in advance should I schedule?

Book as soon as you are under contract. Many inspections can be scheduled within a few business days, depending on access and size.

What areas do you serve?

We are based in Hampton, Georgia, and serve Metro Atlanta, including Henry, Clayton, Fayette, Fulton, DeKalb, Cobb, Gwinnett, and Cherokee counties.

What certifications do you hold?

Onward Commercial Property Inspections is CCPIA Certified for commercial inspection, and our president is an InterNACHI Certified Home Inspector.

What is a pre-drywall inspection?

A pre-drywall inspection happens after framing and rough-in work but before insulation and drywall go in. It lets issues be corrected while structure and systems are still visible.

Scope note: Our inspections are visual, non-invasive assessments of readily accessible systems and components. They do not replace the advice of licensed engineers, attorneys, environmental consultants, or other specialists where needed.

Ready to move forward with clarity?
