Our process
How Our Commercial Inspection Process Works
Every inspection follows the same five steps, from your tailored proposal to a follow-up call on the report. The repeatable process means the same clear standard on every property.
- 1
Step 1: Proposal & agreement
Review your tailored inspection proposal and select service options to support your investment goals.
Next: Sign the agreement and submit the deposit to confirm scheduling.
- 2
Step 2: Preparation
We send a document request list and a short questionnaire to streamline the inspection and reporting.
- Property documents (leases, permits, maintenance and service logs)
- Key contacts for building access and information (facility staff, managers, tenants, owners)
- Known issues or non-operational systems
- 3
Step 3: On-site inspection
We inspect as agreed in scope. Typical findings include deferred maintenance, safety concerns, workmanship issues, or systems nearing end of service life.
- Access: full access within scope is required. Please advise of any access limitations in advance.
- 4
Step 4: Report
Your report includes a summary of findings, condition assessments, tables, and photos, delivered within the business days confirmed in your proposal (or sooner if requested). Final payment is required prior to release of the report.
- 5
Step 5: Consultation
Your inspector is available for a follow-up call to review the report and the findings, upon request.
What your inspection delivers
- Objective inspection to support ownership decisions on repairs and capital planning
- Documentation of critical systems, safety, and site conditions
- Insights into issues that may affect property value and long-term operating costs
- Photo evidence and clear reporting to guide maintenance and capital planning
Payment
50% deposit at scheduling; balance due for report release. Terms are confirmed in your proposal and inspection agreement.
Scope note: Our inspections are visual, non-invasive assessments of readily accessible systems and components. They do not replace the advice of licensed engineers, attorneys, environmental consultants, or other specialists where needed.
